1. Red Rock Country (Sedona, Ariz.) Ever since the early days of movies, when Hollywood has wanted to show the unique beauty of the West, it has gone to Sedona, a place that looks like nowhere else. Beginning with The Call of the Canyon in 1923, some hundred movies and TV shows have been filmed in and around town. We fell under Sedona's spell, too, and while debating our No. 1 spot kept returning to it for the same reasons Hollywood does: The area's telegenic canyons, wind-shaped buttes and dramatic sandstone towers embody the rugged character of the West -- and thecentral place that character holds in our national identity. There's a timelessness about these ancient rocks that fires the imagination of all who encounter them. Some 11,000 years before film cameras discovered Sedona, American Indians settled the area. Homesteaders, artists and, most recently, New Age spiritualists have followed. Many cultures and agendas abound, but there's really only one attraction: the sheer, exuberant beauty of the place. People come for inspiration and renewal, tawny cliffs rising from the buff desert floor, wind singing through box canyons, and sunsets that seem to cause the ancient buttes and spires to glow from within. A Little History on Sedona
Millions of years ago, the rugged red rock country of Sedona, Arizona, 1-1/2 hours north of Phoenix, was submerged under an inland sea. But now, a new deluge has inundated the town-tourists (four million annually) who arrive to marvel at the mesas and buttes carved out of limestone deposited by the receding waters. Sedona, with its vibrant creeks, deep canyons and huge rock outcroppings that look as if giant artists sculpted them, attracts tourists who come back as permanent residents when they retire or purchase second/vacation homes because they don't want to wait.
Uptown Sedona and West Sedona form the City of Sedona, originally founded in 1902 and incorporated in 1988. Sedona's location, at the mouth of renowned Oak Creek Canyon and at the center of the state' legendary Red Rcok Country, affords breathtaking panoramas.The Village of Oak Creek, despite its location, seven miles south of Sedona, is a significant part of the community. The Sedona area is the second most visited site in the state after the Grand Canyon. The Red Rock Country has been the setting for many motion pictures and continues to be a favorite location for all forms of filming.
On a plateau 4,500 feet above sea level the town has mild temperatures, not the furnace-like summers of Phoenix 115 miles away. All four seasons are relatively mild. Minimum temperatures range from a low of 30 in winter to 65 in July. It is centrally located to many other great cities and tourist destinations-- 2 hours from the Grand Canyon and 5 from Las Vegas, 6 from Santa Fe and 7 from Los Angeles by car, to name a few.
Sedona has become a center for traditional and contemporary arts and offers a variety of galleries, boutiques and specialty shops. The stunning natural beauty of the area combined with its relaxed atmosphere has drawn many artist to the area. Art galleries are numerous, offering many varieties of art in all price ranges.
Active and Passive Sports Sedona is a hiker's paradise offering from day hikes to wilderness explorations. Nearly all of the Sedona area has been linked with a system of biking trails, too. Golf and Tennis are almost year-round activities. Ballooning is a popular sport. At sunrise, balloons lift off for a view of the spectacular red rock scenery and set down along a river for a champagne brunch.

Gauging the Market Value Best Left to Locals
Why agents, appraisers have upper hand over undustry reports By Dian Hymer Monday, June 16, 2008 Inman News
Getting an accurate sense of the current market value of your home is more of an art than a science. If you live in a housing development where all the homes are similar to one another, it's easier to establish value than it is if you live in an area with extreme variability in home size, style, quality, amenities and condition.
To add to the mix, the real estate and finance markets are continually changing. As these markets change, so does the value of your home.
The statistics quoted in the media don't offer much help in terms of understanding the current value of a single home. The National Association of Realtors (NAR) tracks the sales of existing homes in terms of median sale price. During a period of time, half the homes sold for more than the median price, and half sold for less.
When the median price increases, this can reflect higher overall home values. Or, it can simply mean that more expensive than inexpensive homes sold during a period. This was the situation in San Francisco last year when luxury properties outsold starter homes.
A decrease in the median price usually indicates that more inexpensive than expensive homes sold during that period. Many foreclosure properties are in the lower price ranges. In areas where the median sale price is declining dramatically, a higher volume of lower-priced foreclosure sales could be a contributing factor.
Regardless of price range, foreclosures tend to sell for about 15 percent below the rest of the inventory, according to Andrew LePage, an analyst with DataQuick Information Systems, a real estate information service.
HOUSE HUNTING TIP: Changes in median price at the national level gives you little information about changes in home values in your area. According to NAR, the national median sale price of existing homes declined 7.7 percent in March from a year ago. The California Association of Realtors reported that the median sale price of homes in the San Francisco Bay Area was down 10.2 percent from March 2007.
DataQuick came up with a different number. According to DataQuick, the median price of resale homes in the Bay Area declined 20.4 percent in March from a year ago. However, in Contra Costa County, one of the nine counties that comprise the Bay Area, the median sale price dropped by almost one-third from a year ago. This was attributed to that fact that 44.7 percent of the sales in March were foreclosures.
The S&P/Case-Shiller Home Price Index uses a different method for measuring changes in the housing market. Rather than report changes in median sale price, S&P/Case-Shiller uses a repeat sales method that compares sale prices of individual homes that have sold at least twice over a period of time. This is thought to be a more reliable way to assess actual changes in market value. Corrections are made for such things as major renovations and deferred maintenance.
According to Robert Shiller, a Yale University economist who pioneered the S&P/Case-Shiller Home Price Index, home prices have declined 25 percent in the Bay Area since the market peaked in May 2006. Interestingly, Bay Area homes priced below $513,218 dropped 33 percent since February 2006. Higher-priced homes, above $756,420, declined only 6.8 percent.
The residential housing market is so localized that you need to consult with local professionals to get a realistic gauge of the current market value of your home. One approach is to have your home appraised by a knowledgeable local appraiser.

Online home-value sites offer some useful tools, but their estimates are often wrong.
"The percentage of error on these estimates is still very large," says Delores Conway, director of the Casden Forecast at the University of Southern California Lusk Center for Real Estate. If there are not many comparable sales in one area, for example, she says, "the estimates will have huge errors in them."
Zillow.com and Cyberhomes.com rely on computer-generated automated models to estimate values. The models help compensate for the fact that many neighborhoods don’t have enough sales to generate accurate values based on experience.
But these computer models don’t reflect home condition, improvements and may not even accurately convey property descriptions.
Marty Frame, general manager of Cyberhomes.com, says the data on the site is best used as a way to form an overall impression of a neighborhood.
"Our goal is to provide you all this information and let you cherry-pick the things that are most interesting to you," Frame says. "You're going to look at an estimate and say, "that makes sense' or 'that doesn't make any sense."'
