Selling right now may not be the best idea, but sometimes you don't have a choice. No matter why you are selling, there are some things to keep in mind before you even list your home.

For starters, how does your home look not only to you, but to others? Have a trusted friend go through your home. Make sure your home is clean. Not just the cleaning you do when the in-laws come to visit but a thorough, deep cleaning like you have may never have done before.

You may want to even hire someone for a deep cleaning and have them make your home sparkle.

Pack up unnecessary items such as pictures, extra books, anything personal and nicknacs. Anything that may distract buyers from seeing the house not your belongings.

Also, check the smell in the house. Do you have pets? Ask a friend if the scent is overpowering and be sure to put the animals in the garage along with any litter boxes and food when you have a showing.

Remember to price it right. If you are the most expensive home the neighborhood, chances are you will be sitting on it for a while. If you are highly competative compared to the comps your home will probably get more looks. Be sure not to scare them away once they get there.

Check the curb appeal. Does the outside of your home make buyers want to see more? Or does it leave them searching for something better?

In this market, you have a one time chance to convince a buyer, your house is the one they want. If they have gone to the trouble of actually seeing your home,  make sure they love it by the cleanliness, decluttering and overall spaciousness of the home.
