Mistakes Sellers Make to Terminate the Deal

   Selling in this market is tough enough without deliberately sabotaging your sale. Having a good agent on your side that has sold many homes in the past is a great place to start. We can help muddle through the emotions, the negotiations and the process with you to help you get on your way.

Here are some mistakes seller do to that can hurt their chances of a sale

  • Not being Negotiable

   If you are a serious seller, and you better be in the Sedona real estate market, you will need to be flexible and willing to work with the buyers. Those that want to sell will not be offended byt any offer but be willing to work out a deal with professionalism and being unemotional. When you get too attached to the sale of your home, you can tend to be overly emotional when someone submits a low ball offer. But knowing when and at what price to come back at them with will keep your head above water and you in the drivers seat.

Overpricing it, then slowly chasing the market down.

  This is an obvious one but sellers are still trying to get top dollar in this market. If you have to sell, find your lowest price and price others around you. As your agent it is my duty to present you with comparables in your area and give professional advice as to what it will sell at. It is your choice in the end what you are willing to sell for but your listing agent is on your side and wants the home to sell as much as you do.

  •  Not being honest about the home

  Some sellers will try and pump up the features of the house just to get the place sold but this can cause issues down the road. You must be honest on your seller's disclosure form and let buyers be well aware of the home they may be buying. Showing the buyers you are an honest homeowner will also make them more apt to trust the home is in good condition.

  • Not having a timeline to sell within

   If you are selling but have no idea when you want to leave or even if you really need to, you are not a serious seller. There are homeowners with jobs they need to get to, baby's on the way, or foreclosures looming on the horizon. These are homeowners with timelines and thus are motivated to sell quickly.
