Sedona Home Resale Climb Higher and Outlook is Sunny!
Sales of previously occupied homes rose last month to the highest level in more than five months, while the inventory of unsold homes contracted to a level many consider healthy, certainly positive signs of a recovery.
Low prices and low interest rates plus improvements in the economy drove January 2012 sales which increased 14% from last month and 37% from January 2011
While sales have been rising, prices have fallen about 48% from their high in 2006. However, last month’s median sales price of $303,962 was 6 percent higher from $284,750 a year ago.
Inventory in January 2012 Inventory fell from its last high of 458 in September 2011 to 378 in January 2012. The 378 represents a 9.2-month supply, where a 6- month supply is considered a balanced market.
Foreclosures Of the 41 homes that sold in January, five percent were foreclosures, up slightly from December’s rate of 4.4 percent but down from Last January of 5.3 percent.
Mortgage Rates Mortgage rates have been hovering around the lowest recorded levels and hiring has picked up, giving some buyers more confidence. However, prices in many distressed markets have continued to fall due to a continuing flow of foreclosures. While the share of loans in foreclosure has remained elevated, the number of new borrowers falling behind on their mortgages has been declining.
